1. Purpose
The Hammocks at Southport Homeowners Association ("HOA") is committed to maintaining a welcoming, respectful, and safe community for all residents. This Code of Conduct outlines the expectations for behavior within our community and on our online portal.
2. Respectful Communication
All residents are expected to:
- Treat fellow residents, board members, and staff with courtesy and respect
- Use appropriate language in all community communications
- Avoid personal attacks, harassment, or discriminatory remarks
- Listen to and consider different perspectives
- Address concerns through proper channels rather than public confrontation
3. Community Portal Guidelines
When using the HOA community portal, residents agree to:
- Post content that is relevant to community matters
- Refrain from sharing false or misleading information
- Not use the platform for commercial advertising or solicitation
- Respect the privacy of other residents
- Report inappropriate content to the HOA board
- Not share login credentials with non-residents
4. Property Standards
Residents are expected to maintain their properties in accordance with HOA guidelines:
- Keep yards and exteriors well-maintained
- Submit ARC requests for any exterior modifications
- Store trash containers out of public view except on collection days
- Maintain vehicles in good working condition
- Follow parking regulations
5. Noise and Disturbances
To ensure a peaceful environment:
- Keep noise at reasonable levels, especially during evening hours (10 PM - 7 AM)
- Notify neighbors in advance of planned events or gatherings
- Supervise pets to minimize barking and disturbances
- Use common areas respectfully
6. Pet Responsibilities
Pet owners must:
- Keep pets on a leash when outside their property
- Clean up after pets immediately
- Ensure pets are properly vaccinated and licensed
- Prevent pets from causing damage to others' property
- Control excessive barking or aggressive behavior
7. Conflict Resolution
When conflicts arise:
- Attempt to resolve issues directly with the involved party first
- If unresolved, contact the HOA board for mediation
- Submit formal complaints in writing if necessary
- Cooperate with any investigation or resolution process
8. Enforcement
Violations of this Code of Conduct may result in:
- Verbal or written warnings
- Temporary suspension of portal access
- Fines as outlined in the HOA bylaws
- Legal action for serious or repeated violations
9. Reporting Violations
If you witness a violation of this Code of Conduct, please report it to the HOA board through the community portal or at the next HOA meeting. All reports will be handled confidentially.
10. Amendments
This Code of Conduct may be amended by the HOA board with proper notice to all residents. Any changes will be posted on the community portal and communicated via email.
