By accessing or using The Hammocks at Southport HOA community portal (the "Portal"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Portal.
This Portal is operated by The Hammocks at Southport Homeowners Association ("HOA", "we", "our"), a community association located in Southport, North Carolina. We provide this Portal to facilitate communication, document sharing, and community engagement among our residents.
Access to this Portal is restricted to registered residents, property owners, and authorized representatives of The Hammocks at Southport community. User accounts are created by HOA administrators and are not transferable. You are responsible for maintaining the confidentiality of your login credentials.
You agree to use the Portal only for lawful purposes and in accordance with our Code of Conduct. You shall not:
By posting content (including text, photos, comments, and documents) to the Portal, you grant the HOA a non-exclusive, royalty-free license to use, display, and distribute such content within the Portal for community purposes. You retain ownership of your content but represent that you have the right to share it.
Submissions made through the ARC request system are subject to review by the Architectural Review Committee. Submission through this Portal does not guarantee approval. All ARC decisions are governed by the HOA's Covenants, Conditions, and Restrictions (CC&Rs) and applicable bylaws.
The Portal and its content are provided "as is" without warranties of any kind, express or implied. We do not warrant that the Portal will be uninterrupted, error-free, or that defects will be corrected. Information provided through the Portal is for general informational purposes and does not constitute legal or professional advice.
To the maximum extent permitted by law, The Hammocks at Southport HOA, its board members, officers, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Portal. Our total liability for any claim arising from your use of the Portal shall not exceed one hundred U.S. dollars ($100).
All content on the Portal — including text, graphics, logos, photographs, and documents — is the property of The Hammocks at Southport HOA or its licensors and is protected by U.S. copyright laws. You may not copy, reproduce, or republish any part of the Portal without our prior written consent, except for personal, non-commercial use by community residents.
Your use of the Portal is also governed by our Privacy Policy, which describes how we collect, use, and protect personal information submitted through this Portal.
The HOA reserves the right to suspend or terminate user accounts for violations of these Terms, the Code of Conduct, or upon sale/transfer of property within the community. Users may request account deletion by contacting HOA administration.
These Terms shall be governed by and construed in accordance with the laws of the State of North Carolina, without regard to its conflict-of-law principles. Any dispute arising under these Terms shall be resolved exclusively in the state or federal courts located in Brunswick County, North Carolina.
We may update these Terms from time to time. The "Last updated" date at the top reflects the most recent revision. Continued use of the Portal after changes constitutes acceptance of the revised Terms. Registered users will be notified of significant changes through the Portal.
